| | Tad C. Latuszek, Architect, offers the following architectural services to any degree required to
meet our client's needs. All fees are negotiated
up-front and will not change unless the size, scope and/or complexity of
the project changes.
Pre-Design
Involves feasibility studies, facility assessment, cost estimating and
strategic planning to establish the Owner's project parameters. Scope and budget are
established early in the process to ensure efficient, budget conscious design
solutions.
Architectural Design
- Building and site planning utilizing plans, elevations, sections,
renderings and models to fix and describe the project. Updated
cost estimates are developed in to ensure the final design meets the
Owner's budget. Construction plans and specifications are
prepared to describe, in detail, the requirements for construction of
the project, including the general conditions and form of agreement
between Owner and Contractor. We assist the Owner in submission of final plans to the
various government
agencies requiring review of the project.

Bidding & Negotiation

Once the final construction documents have been approved by the
Owner, we prepare and issue bidding documents to competitively bid the
project on the Owner's behalf. We receive competitive bids and
assist the Owner in negotiating with the low qualified bidders. Integrity and quality
of bids are emphasized to ensure solid project delivery. We
recommend the award of construction contracts for the Owner's
consideration. Upon approval of the Owner, we prepare the
contract(s) for construction.
Construction Support
Coordinating trades,
preparing schedules, reviewing shop drawings and the work in
progress, reviewing and certifying contractor pay requests are all
part of basic services we offer. These must be organized and performed in a timely
manner to properly support the construction effort. Well
organized progress meetings and timely reports are critical in keeping both
the client and the contractors informed as to the project status.
Project Closeout

At the end of the project we support the Owner by specifying,
receiving, reviewing and approving all required project closeout documents.
Warranties, operation and maintenance manuals, the certificate of
substantial completion and authorization for final payment are all
part of project closeout. We ensure that the work is
complete and of specification quality.
